Rental management FIRST STEP : FIND A TENANTOur offer includes :- looking for tenants who present morality and solvency guarantees and the implementation of advertisement in order to succeed- the writing and signature of all deeds necessary for the rental, mainly the lease agreement, the check-in inventory and giving the keys- checking the correct implementation of all maintenance and rental insurance contracts as well as electricity and water contractsOur fees (all taxes included) :- Visit, constitution of the tenant record and writing of the rental agreement :► at the expense of the owner : 10€/m² of living area► at the expense of the tenant : 10€/m² of living area- Check-in / Check-out inventory :► at the expense of the owner : 3€/m² of living area► at the expense of the owner : 3€/m² of living area- Negotiation fees at the expense of the owner are FREE SECOND STEP : MANAGE YOUR RENTALOur offer includes :- collection of all rents, charges, guarantee deposit (equal to one month of rent excluding charges)- giving all receipts to the tenants- monthly payment of your rents by bank transfer- annual revision of the amount of the rent (according to the IRL)- annual calculation of rental charges- annual writing of a summary sheet which is mandatory for the land incomes declarationOur fees (all taxes included) :- 9.60% on all amounts invoiced to the tenant- THE MANAGEMENT FEES ARE FREE FOR THE FIRST 3 MONTHS OUR INSURANCE TO COVER YOURSELF AGAINST UNPAID RENTSWe can offer you as an option an insurance to cover yourself against unpaid rents in order to secure your income in case your tenant stops paying his rent, for 3.40% on all amounts invoiced to the tenant.
